Free appraisals of the rent in the current market. This will be subject to review every six months to keep rents in line with the Market
Collect rent on a weekly basis (in advance)
Zero tolerance for rent arrears. When arrears occur, appropriate action will be taken immediately (as per the Residential Tenancies Act 1986)
Dealing with the Tenancy Tribunal to sort out any legal issues concerning the tenancy (ie: rent arrears, damages etc)
Collection of Bond Monies (4 weeks which is the maximum amount which can be asked), signing up of the Bond documentation and the sending of monies to the Department of Housing in Wellington within the necessary time frame
When a property is empty, a complete service to find appropriate new tenants
Advertise for new tenants in the most suitable local papers and such
Careful screening of tenant/applicants, including full credit checks and personal/ex landlord references
End of tenancies - professional dealings with the tenant to ensure all rents are paid, final water readings are carried out and duly paid for, full final inspections to allow the release of the Bond within a reasonable time frame
Bonds released when all outstanding debts & other issues are dealt with appropriately
